Each residence has a 24-hour emergency call system, and emergency pendants are available for residents who require them.
Do residents have access to all facilities and amenities?
Residents enjoy full access to various premium amenities, including a dining room, library, community rooms, swimming pool, gym, and more. These first-class facilities make The Rose by Moran a leading choice among luxury retirement communities. Some services, like private bookings, may have additional fees.
What services are available for residents regarding dining, cleaning, and care?
We can assist with connecting you to a variety of additional personal services available on an individual, user-pays basis. These include, but are not limited to: ‘Help at Home’ support services, such as domestic assistance, cleaning, laundry services, shopping assistance, and individual transport, gourmet meals delivered directly to your home, wellness and relaxation treatments, in-house hair and beauty salon treatments, personal fitness training and exercise classes, physiotherapy and allied health services, clinical care, and more!
Can family members or guests stay in the residences?
Yes, guests are warmly welcomed. However, residents must notify management if guests stay more than two nights.
Are pets allowed?
Yes, pets are welcomed and loved; some residences have enclosed garden areas designed for pets. Living in this pet-friendly luxury retirement community allows you to enjoy the company of your beloved pet within a luxurious and exclusive environment.
How do I acquire my apartment?
An initial reservation fee is required to reserve your apartment. Our legal team will then issue an Agreement for a Lease contract. You will have 21 days from receiving the contract to decide whether to proceed. Once you confirm your decision, a deposit will be required, and the balance will be due upon settlement. Will I have to pay stamp duty when purchasing a residence?
No, the long-term lease structure means there is no stamp duty, which can save residents a significant amount.
How is the monthly recurring charge calculated, and what does it cover?
The monthly recurrent charges at The Rose by Moran are regulated by the NSW Retirement Village Act and strictly cover the village’s operating costs—none of these funds go towards external expenses of the Operator. Charges vary based on apartment size, and our sales team can provide details specific to your chosen residence.

What is the departure fee, and how is it calculated?
The departure fee is 6% per year for a maximum of five years and is capped at 30% of your entry payment.
Can I keep the capital gain on my residence?
The Rose by Moran offers the potential for Capital Gain. With its prime location, property values are expected to grow, allowing you to offset your departure fee by receiving 50% of any capital gain upon resale. Any capital loss is shared equally with the Operator.
Is my deposit refundable?
Yes, your deposit is fully refundable until the final settlement is made. You may withdraw from the Agreement to Lease by providing written notice within a specified time frame.
Can I change my mind about whether The Rose by Moran is not for me?
Yes, if you decide to leave within 90 days of occupying your residence, you will receive a full refund of your Entry Payment minus the fair market rent for the time you occupied the apartment.
